With nearly 30 years of experience with Outdoor Hospitality management, development and brokerage, in 2003 Randy formed Horizon Outdoor Hospitality, a third-party Management firm exclusively serving the outdoor hospitality industry. The success of the Management company was the catalyst in forming Horizon RV Resort Development LLC,
The success of the Management company was the catalyst in forming Horizon RV Resort Development LLC, dedicated to Feasibility Studies and construction management, as well as Horizon Brokerage Services, Inc., a full-service Brokerage firm specializing in the acquisition and disposition Outdoor Hospitality assets.
In 2018, Randy formed United Park Brokers, along with partner Peter Meyer, to expand services and product offerings nationwide. UPB enjoys considerable influence within the industry and an impressive track record integrating industry best practices with the acquisition and disposition process. With the unprecedented growth of the Outdoor Hospitality industry, UPB has also entered the Canadian market as well, providing a full North American footprint. To date, Randy has facilitated in excess of $500M in sales.
From 2003 to 2006 Randy served as Vice President on the Board of Directors for CalARVC, where he chaired the Communications committee and was a Director on the CTPA Services Board. Randy returned to the CampCalNOW (formerly CalARVC) Board in 2012, serving as President from 2017-2019 and as Past Chairman until 2020. He also served on the AZARVC Board of Directors from 2006 to 2008. He is currently serving as an advisor to Pathfinder Ventures, a publicly traded Canadian Outdoor Hospitality, with a focus on acquisitions and management. Randy has been featured in industry articles and has presented seminars and speaking engagements on a State and National level. Randy is the proud father of a remarkable adult daughter and splits his time between Westlake Village, CA and his ranch in Arizona.

Peter currently serves as President of United Park Brokerage, LLC and Gulf Commercial Brokerage, LLC, in Houston, TX. Peter has over 15 years of experience in commercial real estate investment and brokerage, starting as a general commercial sales agent/broker, representing various owners of retail centers, industrial properties, marinas, MH Parks and self-storage properties.
Recognizing the potential of focusing on the rapidly evolving Outdoor Hospitality industry, After years of success as a general commercial broker Peter found his way into the hospitality business and for the past 10 years, this has been his focus. In 2018 he and Randy Hendrickson aligned to form United Park Brokers, where he is responsible for managing all aspects of the business including managing affiliated brokers, property sourcing, client relations, transactional work and property management.
Including over $49M in recent closings, Peter has been involved in over $271M of RV and MH projects over the past few years. He continues to add to this portfolio with his in-depth knowledge, industry contacts, integrity, dedication, aggressive marketing, and continuing education.
Peter resides in Houston with a dedication to his wife and two children. He and his family enjoy spending time outdoors, which include sailboat racing, boating, fishing and hunting. Peter and his wife also enjoy giving back and dedicating spare time to make a difference in their community and Church.
Director, Southeast
Tim McCormack has owned a diverse collection of companies including wholesale and retail apparel, vacation rentals, real estate and property management, home improvement and disaster restoration, construction and land development. He has also had stints in multi-unit restaurant management,
banking, and served a 12-year term in government chairing the Board of County Commissioners for Polk Country, NC.
Tim’s integrity, broad experience, profit-driven leadership, financial insights, and focus to detail has allowed him to build a number of lucrative projects. In 2000 he joined a development group (JDG, LLC) as Chief Managing Member to create and operate Alpine Mountain Village, a 152-lot log cabin resort located in Pigeon Forge, Tennessee.
Today he owns a successful real estate business selling properties around East Tennessee including the high demand Great Smoky Mountains and Lakeway areas. Tim directs United Park Brokers’ operations in the Southeast United States, identifying existing and potential development acquisitions for our RV Park, Campground and Glamping Resort investors.
After living in Milford MI, Tryon NC, and Nashville TN, Tim now proudly calls Dandridge, Tennessee his home. He and his wife live on Douglas Lake and greatly enjoy lake life.
Director, Texas
David grew up in Abilene, TX where he gained an appreciation for the outdoors in the Boy Scouts of America as an Eagle Scout. In 2005 he enlisted in the United States Air Force where he had the opportunity to travel the country from Monterey, CA to Pensacola, FL, and finally settled in Warner Robins, GA.
In 2009 he separated from the USAF and made his way to Waco, TX. He started investing in real estate while watching local DIY stars transform a sleeping city into an international destination. His focus quickly turned to commercial real estate and in 2020 he was accepted into the Master of Real Estate program at Texas A&M University and graduated soon after in December of 2021.
David is a Real Estate Agent with United Park Brokers specializing in outdoor hospitality in Texas. He prides himself on his integrity, work ethic, market knowledge, and strong desire to assist buyers and sellers in achieving their goals. His passion for real estate and the outdoors sets him apart from your average agent and makes him a potent addition to the UPB team.

Elizabeth hails from Anne Arundel County in Maryland, where she is Founder & CEO of The District Capital as well as Founder & Managing Director of Elizabeth Leigh RE!. As a private capital broker, she has provided funding for projects in Washington DC, Virginia, Maryland, and the Mid-Atlantic region but can serve clients anywhere, nationwide.
She enjoys, and is always growing, a significant sphere of influence as a lender and investor, and her tenacious determination is matched only by her superior customer service, earning the trust of all clients served.
In addition to her passion for commercial and residential Real Estate funding, development and investing, Elizabeth’s other passion is keeping mind and body at peak performance. She has been practicing Yoga for nearly 20 years, and has been a certified instructor since 2012. Above all however, Elizabeth’s central passion is the health and well-being of her 3 amazing kids!
As Director of the Mid-Atlantic region for UPB, Elizabeth sources Outdoor Hospitality and MH assets for sale, with a main focus on off-market, value-add acquisitions for her clients. As well, she serves sellers’ requirements by virtue of positioning assets for sale within our combined pool of buyers to provide maximum results, by matching specific assets to specific investors. In addition, she is always actively looking for strategic land acquisitions that can support development opportunities.

Portland, Maine resident Marc Anton founded Marina Sales Asset Advisors in 2007, bringing 15 years of Marina expertise to his leadership of UPB’s Marina Sales division. Marc’s impressive track record includes many high-profile roles, most notably as Principal in Mergers and Acquisitions for Mathurin Associates.
He manages with a thorough approach to client service and maintains exceptional standards for business excellence. He is a graduate of the University of Southern Maine.
Through Marc’s company MarinaSales.com, Marc and his Team utilize their deep contacts within the industry to give clients superior access to marina owners and industry alliances, building and maintaining long-term relationships. As with the UPB model of facilitating off-market deals, Marc’s philosophy is identical. After selecting an acquisition target they work closely with clients to establish a valuation of the target business, with a process including financial and qualitative assessment of the underlying business and its various components including contracts, environmental, buildings and grounds, waterfront, local and regional market analysis. Marc and his Team provide detailed cash flow analysis on past financials and cash flow forecasting to determine reserve and financing requirements. Their capacity also includes quantifying a business expansion opportunity and future development potential. The bottom line: Helping our clients invest successfully in the industry.

In addition to Brokerage and a 32 year history as an investor, Tim has an M.Ed., along with previous professional careers such as Adventure Based Therapist/Trainer, owner/seller of several small business start-ups, Director of Health and Healing at Canyon Ranch, Director of Business Development/Director of Development at Hillcrest Educational Centers, Inc.
President/CEO of Ramblewild, LLC, and he has served as a board member on several local organizations such as Berkshire County Kids Place and Prevention Center, Ecu-HealthCare, Feronia Forests and Hillcrest Dental Care, Inc.
Tim possesses acumen in understanding and negotiating issues such as timing, positive financial returns, environmental due diligence, lease/rent structures and commercial valuations. Having both first-hand experience of developing businesses and renovating properties for commercial uses, Tim has learned to appreciate the complexities and challenges that come with matching business needs with commercial real estate. His role is to let you focus on managing your business while giving you the advantage of a knowledgeable agent committed to your businesses’ success. His decision to focus strictly on commercial transactions including RV Parks, Campgrounds and Glamping Resorts stems from a deep understanding of these issues gained from his personal interest, professional experience and education.
Tim directs United Park Brokers’ operations in the Northeast United States, identifying off-market and under-marketed properties best suited to our investor preferences. Tim and his wife Heather, also a Berkshire native, are based in Pittsfield, MA, and have two children, Rory and Rowan. Along with their two dogs, Tatum and Tessa Mae, they all stay busy with day trips, camping, and family outings.
